How to Generate Your First BOV
A Broker Opinion of Value used to be a late night: pulling comps, retyping rent rolls, fighting slide masters. In Novra, your first BOV is about ten minutes of setup and about three minutes of generation — and every BOV after that gets faster, because your data is already in place.
This guide walks through the whole flow, from raw deal documents to a downloadable deck. One principle to keep in mind as you go: the BOV agent builds only from the data in your workspace. It never fills in a number it does not have, so everything that lands in the deck is defensible in front of a client.
What you'll need
- A Novra workspace
- A few deal documents — an offering memorandum, a rent roll, a trailing-12 income statement. PDF and Excel both work.
- Optionally, your firm's PowerPoint template. The built-in Novra house template works out of the box.
1. Upload your documents
Head to Documents in the sidebar and click Upload. The dialog accepts PDF, Word, Excel, PowerPoint, and image files up to 100 MB — and you can drag in the whole deal folder at once. Each file gets its own progress row and a green check once it's stored.

Pro tip: upload everything, not just what this BOV needs. Documents you never attach to a deal are still searchable in chat later.
2. Review the extracted data
For PDFs like an offering memorandum, open the row menu and choose Extract data. Novra reads the document and stages what it found — properties, sale comps, employees, images — on the Review Extraction screen, usually within a minute or two.
Each record shows a verdict — New, Update, or Duplicate — plus the page it came from, so you can trace any value back to its source. Uncheck anything you don't want, then apply.

Pro tip: duplicates are matched against data you already have, so the same property never gets imported twice.
3. Create your deal
A BOV lives on a deal. On the Deals page, click Add Deal and fill in only what matters: a name, status and side, the asset type, and the primary property — if the property isn't in your data yet, New Property creates it inline without leaving the form. Asking price and in-place NOI give the agent its pricing anchors.
Then open the deal's Documents tab and use Link document to attach the files from step 1.

Pro tip: a one-line executive summary helps the agent set the deck's framing — but it's optional, like almost everything else here.
4. Generate the BOV
Click the deal's Generate BOV button. The dialog that opens scopes the run, and everything in it is optional:
- Engagement type — investment sale, 1031 exchange, sale-leaseback, refinance, and so on. It scopes the valuation method and which template sections apply.
- Template — your firm's branded decks, or the Novra house template.
- Documents — assign each linked file a role: Rent roll, T-12 / income statement, or Reference. Financial documents start extracting the moment you assign a role, and the chips go green as they finish — a unit count for the rent roll, Reconciled for the T-12.
- Deal team — the brokers whose names, titles, and licenses appear on the deck.
- Instructions — free-form guidance for the drafting agent.
Hit Generate BOV and you're done — a toast confirms the run has started.

Finished rent rolls show a unit-count chip — 128 units — and reconciled T-12s go green before you even hit Generate.
Pro tip: use Instructions for judgment calls the data can't make — "Emphasize the 2027 lease rollover risk" tells the agent what story the deck should lead with.
5. Watch it build
Back on the deal's Documents tab, the BOV Generations list tracks the run live: Pending, then Processing, then Completed — refreshing every few seconds, with most decks landing in about three minutes. Go pour a coffee; you'll barely have time.

6. Review, refine, export
Click View on the completed row to open the deck. Flip through the slides, then scan the Warnings section — "No warnings — deck generated cleanly." is what you want, and anything else tells you exactly which slide to look at. When it reads right, Download .pptx gives you the deck in PowerPoint, built on your template and ready to edit like any other file.
